South OC added listings, but inventory still ran below last year
The headline number for sellers right now: the Real Estate Data Aggregator counted 1,973 homes for sale across South OC in the three months ending August 31, 2026. That sounds like a lot. It was actually 8.7% fewer than the same stretch a year before. More sellers are entering the market, but total supply is still running lean.
Here is what that gap means in plain terms. Sellers added 2,313 new listings, per the Real Estate Data Aggregator. That is a 9.8% jump. But the standing inventory still shrank. Homes are being absorbed about as fast as they come on. Realtor.com reported that 21.6% of Southern listings took price cuts in September 2026. South OC did not follow that pattern. Pending sales here rose 3.5%, and closings were up 2.5%.
What this means if you are thinking about selling
More new listings means more competition for your buyer's attention. That part is real. But the inventory deficit means you are not fighting a flooded market. The buyers are still there. Realtor.com also noted that mortgage rates topped 7% in September 2026, which does slow some buyers down. Price and condition still decide who gets an offer and who sits.
How each area read the same period
The market is not one thing. Below is how new listings and homes for sale moved in each ZIP, per the Real Estate Data Aggregator, for the three months ending August 31, 2026. These two numbers together tell you whether supply is building or staying tight in each pocket.
Speed and price: what buyers actually did
Buyers did not slow down across the board. The Real Estate Data Aggregator shows pending sales up 3.5% across South OC. Several ZIPs saw buyers move fast. In San Clemente's 92673, more than half of homes, 54.5%, went under contract within two weeks of listing. In Foothill Ranch, that share was 45.8%. Those are not the numbers of a market where buyers have the upper hand.
Where supply is loosest and tightest
Months of supply tells you how long it would take to sell every home currently listed at the current pace. Below 3 months leans toward sellers. Above 4 months gives buyers more room to negotiate. The Real Estate Data Aggregator shows a wide spread across South OC right now.

The national backdrop
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026, and were up 0.3% from the prior month on a seasonally adjusted basis. That is a slower pace than most of South OC posted. Realtor.com put the median list price for the entire South region at $379,000 in September 2026. That is a different world from what trades here. The context matters: South OC is not following the regional softening story.
The one thing pricing gets wrong right now
New listings are up 9.8% across South OC, per the Real Estate Data Aggregator. That means your buyer is comparing your home to more options than a year ago. Homes that are priced right and prepared well are still moving. The Real Estate Data Aggregator shows sale-to-list ratios holding close to or above 99% in most ZIPs. That tells you buyers are not leaving a lot on the table when they find a home they want. But they are walking past the ones that are not ready.
- South OC added listings in the three months ending August 31, 2026. Inventory still ran 8.7% below last year.
- Pending sales rose 3.5%.
- Buyers are active.
- But they have more to compare your home against than they did a year ago.
- Pricing and preparation are doing more work than they were twelve months back.
One more thing: these numbers cover whole ZIP codes. One street, one tract, or one price band inside a ZIP can read very differently from the ZIP average. If you want to know what the data actually says about your specific home, text me your address.
