Primary market stayed tighter than the U.S. supply picture

The one number that changes what you should do: the Primary market had 881 homes for sale in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. That is down 9.7% from a year before. Supply here is tighter than it looks nationally.

The National Association of Realtors put national supply at 4.9 months, the highest level in over ten years. Our market is running well under that. That gap matters when you are setting a price or writing an offer.

New listings are coming in, even as total inventory stays lean

The Real Estate Data Aggregator counted 1,183 new listings across the Primary market in the three months ending July 31, 2026. That is up 2.6% from the same period last year. So fresh options are arriving. They are just being absorbed quickly.

How each ZIP code looked in the three months ending July 31, 2026

The ZIP codes inside this market tell different stories. Some ran very tight. Others had a little more breathing room. Here is how supply stacked up across all nine ZIPs, per the Real Estate Data Aggregator.

ZIP 92691 was the tightest, at 2 months of supply, down 0.7 months from last year. ZIP 92624 was the loosest at 3.9 months, up 0.6 months. Even the loosest ZIP here is still below the national figure.

Prices and pace across the market

Median sale prices rose in most ZIPs. The biggest jump was in 92694, where the Real Estate Data Aggregator put the median at $1,350,000, up 13% from a year before. ZIP 92688 was the one ZIP where the median dipped, down 1.9% to $912,500. Not every ZIP moved the same way.

ZIP 92673 moved the fastest. The Real Estate Data Aggregator counted a median of 26 days on market there, 17 days shorter than a year before. ZIP 92624 was the slowest, at 48 days, and 9 days longer than last year. Speed varied a lot by address.

How quickly homes went under contract

The share of homes going under contract within two weeks of listing rose in most ZIPs. ZIP 92673 led the market. The Real Estate Data Aggregator found that 61.3% of homes there went under contract within two weeks, up 26.1 points from a year before.

The rate backdrop as of September 25, 2026

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. The 15-year fixed averaged 6.42%. Rates are still a real factor in what buyers can afford and how sellers price.

Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Year to date through August, sales were still up 1.6%. The broader market is moving, just carefully.
