Mission Viejo moved faster than Ladera this summer
CNBC reported that a monthly payment on a median-priced home took roughly 33% of a median family's income in 2025, up from 26% in 2022. Buyers got selective. That selectivity did not land the same way in every community. Mission Viejo and Ladera are two different markets, and this summer the numbers made that clear.
The supply gap is the story
Months of supply is the clearest way to see who held the advantage. It measures how long it would take to sell every home on the market at the current pace. Below three months generally favors sellers. Above three months gives buyers more room.
That gap matters for timing and pricing. A Mission Viejo seller had fewer competing homes. A Ladera seller needed sharper positioning to stand out.
What the numbers show for each community
| Mission Viejo 92691 | Mission Viejo 92692 | Ladera 92694 | |
|---|---|---|---|
| Median sale price | $1,330,000 | $1,090,000 | $1,312,500 |
| Median days on market | 39 | 47 | 50 |
| Months of supply | 2.1 | 2.2 | 3.4 |
| Sold above list price | 35% | 19.1% | 21.3% |
| Under contract within 2 weeks | 39.2% | 36.3% | 30.8% |
Mission Viejo: less inventory, faster decisions
In ZIP 92691, the Real Estate Data Aggregator counted 83 homes for sale in the three months ending August 31, 2026. That was down 11.7% from the same period a year before. Homes sold in a median of 39 days, three days shorter than a year ago. Nearly 4 in 10 homes went under contract within two weeks of listing. Sellers got 99.5% of their list price on average.
ZIP 92692 told a similar story on speed. Median days on market fell to 47, four days shorter than a year ago. The share of homes going under contract within two weeks rose 11.1 points to 36.3%. New listings jumped 25%, yet supply held at 2.2 months, unchanged from a year before.
Ladera: prices climbed, but buyers had more room
Ladera is built around families with young kids. The schools are strong, the amenities are aimed at that stage of life, and most homes carry Mello-Roos. Check the tax bill and disclosures to confirm what applies to a specific home.
The Real Estate Data Aggregator counted 160 homes sold in ZIP 92694 in the three months ending August 31, 2026, up 9.6% from a year before. The median sale price rose 11.7% to $1,312,500. That price gain is real. But 176 homes were for sale at the same time, up 4.1% year over year, and supply sat at 3.4 months. Homes took a median of 50 days to sell, one day longer than a year ago. About 3 in 10 homes went under contract within two weeks. Sellers got 99.4% of list price on average.
The price gain in Ladera is the headline. The supply number is the context. At 3.4 months, buyers had more choices and a bit more negotiating room than they did in Mission Viejo.
What this means if you are selling
In Mission Viejo, the data supports pricing at or near market. Homes went under contract fast. More than a third sold above list in 92691. There was not much room for buyers to wait.
In Ladera, the price trend was strong, but the supply number tells sellers to price carefully. At 3.4 months of supply, a home that is priced even a little high will sit. Buyers had options. The homes that sold in 50 days or less were priced to move.
The wider backdrop
CNBC reported that a monthly mortgage payment on a median-priced home consumed roughly 33% of a median family's income in 2025. That is up from 26% in 2022. Buyers across South Orange County are doing the math carefully before they commit. The Real Estate Data Aggregator counted 1,895 homes sold across South Orange County in the three months ending August 31, 2026, up 2.5% from a year before. Homes for sale across the same area fell 8.7% to 1,973. Pending sales rose 3.5% to 1,991. The market is moving, but buyers are selective about what they will pay.
Realtor.com reported that mortgage rates topped 7% in September 2026. That keeps monthly costs high and pushes more buyers toward homes that are priced right the first time.

- Ladera ran at 3.4 months.
