The Federal Housing Finance Agency reported U.S. house prices up 2.6% from July 2025 to July 2026. In ZIP 92694, the Real Estate Data Aggregator shows the median sale price rose to $1,312,500, up 11.7% over the same window. More competition on the market did not stop buyers from paying more.
What buyers actually paid
Sellers got 99.4% of their list price on average, according to the Real Estate Data Aggregator. That is up half a point from a year ago. Buyers did not walk away. They paid close to ask, even with more choices in front of them.
How fast homes moved
The Real Estate Data Aggregator shows 30.8% of Ladera homes in ZIP 92694 went under contract within two weeks of listing. That is up 2.8 points from a year before. Nearly 1 in 3 homes found a buyer fast. Not every home sold quickly, but the ones priced right did.
The national picture makes Ladera's numbers stand out more
Nationally, the picture is harder. CNBC reported the average 30-year fixed mortgage rate rose to 7.49% as of October 7, 2026. Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. Realtor.com also counted active listings topping 1.16 million homes nationally. Purchase mortgage applications declined 2% for the week, per CNBC.
That national softness matters here because it shows Ladera is not following the same script. More listings nationally, more price cuts nationally, and rising rates. Ladera had more listings too, and prices still rose nearly five times the U.S. rate.
Pending sales and new listings tell the demand story
Pending sales dipped just 1.2% from a year ago, according to the Real Estate Data Aggregator. New listings fell 4.1%. Supply rose slightly, but fewer new homes came to market. That kept the balance from tipping too far toward buyers. About 1 in 5 homes still sold above list price.

Ladera is a master-planned community built around families with young kids. Single family homes here carry lower, reasonable HOA dues. Condos carry higher dues. Mello-Roos status varies by parcel, so check the tax bill and disclosures before you price or make an offer.
