Ladera prices rose faster than the national trend

That gap matters if you own a home here. Local demand held up better than the national pace, even with more choices on the market.

The Federal Housing Finance Agency put the national year-over-year gain at 2.6% through July 2026. The Real Estate Data Aggregator counted a median sale price of $1,312,500 in ZIP 92694 for the three months ending August 31, 2026. That is nearly five times the national pace of growth.

More homes for sale, prices still up

The Real Estate Data Aggregator counted 176 homes for sale in Ladera for the three months ending August 31, 2026. That is up 4.1% from the same period a year before. More supply usually pulls prices down. Here it did not. Buyers absorbed the added inventory and still paid more.

The national backdrop makes the local number stand out more

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That context matters: Ladera's 11.7% price gain happened while the broader market was under real pressure.

CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Affordability is tighter everywhere. That Ladera prices still moved up sharply says something about the buyers who want to be here.

What this means for Ladera homeowners

Ladera is a master-planned community built around families with young kids. The schools are a draw. The amenities are built for that stage of life. That buyer profile tends to be committed, and the data reflects it: 160 homes sold in three months, up 9.6% year over year, even as inventory grew.

If you own a single-family home here, the HOA dues are reasonable. If you own a condo, dues run higher. Either way, check your specific tax bill and disclosures for Mello-Roos, since it varies by parcel.

In short
  1. Ladera's median sale price hit $1,312,500 in the three months ending August 31, 2026, up 11.7% year over year.
  2. The Federal Housing Finance Agency put the national gain at 2.6% through July 2026. More homes came to market in Ladera, yet prices still moved up sharply.
  3. One street can read differently from the ZIP code as a whole, so the number at your address may not match these totals.
