Ladera prices rose 11.7% even with more choices for buyers
The number that matters most for a Ladera homeowner: prices here moved up sharply while the national market barely budged. The Federal Housing Finance Agency reported U.S. house prices rose just 2.4% year over year through August 2026. In the same period, the Real Estate Data Aggregator counted a median sale price of $1,312,500 in ZIP 92694, up 11.7% from the same three months in 2025. That gap is meaningful.
The national backdrop makes that local number stand out more. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Ladera did not follow that script. Sellers here got 99.4% of list price on average, according to the Real Estate Data Aggregator. That is up half a point from a year before.
More supply came to market. Prices held anyway.
The Real Estate Data Aggregator counted 176 homes for sale in Ladera during the period, up 4.1% from a year before. New listings slipped 4.1% to 187, so the rise in available homes came from homes sitting a little longer, not from a wave of new sellers. Median days on market was 50, one day longer than the same period in 2025. That is a small change, not a signal of trouble.
Buyers were active. The Real Estate Data Aggregator recorded 159 pending sales, and 30.8% of homes went under contract within two weeks of listing, up 2.8 points from a year before. That pace is not slow. It tells you priced-right homes are still finding buyers quickly.
What the national rate environment means here
Mortgage rates are a real factor. Realtor.com reported rates climbed above 7% for the first time since January 2025. That adds cost for buyers financing a purchase at Ladera's price level. It has not stopped sales here, but it does narrow the buyer pool for homes priced above the median. Pricing precisely matters more when rates are high.
Above-list sales dipped slightly. That is worth knowing.
The Real Estate Data Aggregator shows 21.3% of Ladera homes sold above list price in the three months ending August 31, 2026. That is down 1.3 points from a year before. Most homes still sold at or near list. But the share going over ask is a little smaller. For sellers, that means the days of automatic bidding wars on any listing are less reliable. Preparation and pricing still drive the outcome.
- Ladera's median price rose 11.7% to $1,312,500 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
- That is nearly five times the 2.4% national gain the Federal Housing Finance Agency reported.
- Inventory rose 4.1% and homes took one day longer to sell, but 160 homes still closed and sellers got 99.4% of list on average.
- The market absorbed more supply without giving back price gains.
- Pricing to the current market, not last year's, is what made the difference for sellers who closed.
