More competition did not slow Ladera down. The Real Estate Data Aggregator counted 176 homes for sale in ZIP 92694 in the three months ending August 31, 2026, up 4.1% from a year before. Prices still went up. That is the headline number for Ladera owners right now.

The Real Estate Data Aggregator put the median sale price in 92694 at $1,312,500 for the three months ending August 31, 2026. That is an 11.7% gain over the same months of 2025. The Federal Housing Finance Agency reported U.S. prices rose just 2.6% over the same stretch. Ladera ran more than four times the national pace.

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Ladera did not follow that pattern. Buyers here kept paying close to full price.

The rate picture buyers are working against

Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. CNBC also reported that pending home sales were down 8.5% year over year nationally in September, citing Zillow. Ladera's local numbers ran against that national trend in the period ending August 31, 2026.

New listings rose, but supply barely moved

The Real Estate Data Aggregator counted 187 new listings in 92694 over the three months ending August 31, 2026, down 4.1% from a year before. Months of supply held at 3.4, down just 0.1 months from 2025. More homes came to market earlier in the year, but the pipeline into this period actually thinned a little.

One thing Ladera buyers should do early

Fire insurance can be harder to obtain in some parts of South Orange County. Ladera is one area where some buyers run into this. Get an insurance quote before you make an offer, not after. It is one of the steps that can stall a deal if you leave it late.

HOA costs: what to check

Ladera single family homes carry lower, reasonable HOA dues. Ladera condos carry higher dues. If you are comparing a condo to a single family home here, pull both HOA schedules before you run the numbers. Also check the tax bill and disclosures for Mello-Roos, which varies by parcel.
